Thinking of building a new home? You send out your plans and get 10 different quotes. How do you decide on a Builder?
Every builder has a different way of coming up with their numbers, but the only true way to get an accurate bid is to have a scope of goods. Meaning that someone has to look at a set of plans and decide what is going where and what quality you desire it to be. We are assuming that standard building practices still apply ( plum, flush and level ).
Just for an example, Kitchen appliances can raise or lower your overall cost per square foot by as much as 10.00. Lets take a home 3000 sq. ft. lets assume you tell your builders price the home out with just above average, not the best but better than normal.
Typical package, range/oven, microwave hood, dishwasher. Above average price 4200.00
Or
built-in double ovens, built in micro, hood, dishwasher. 7200.00
Or
I want sub-zero or viking look,14,200.00
The list can keep changing on and on. This is how easy sq. ft. numbers can be miss leading, using the numbers above the swing was 1.4 to 4.73.
