Arizona Housing Market

As a Professional Builder and Realtor, I watch the market almost everyday. I am always looking for new trends as far as how many homes and lots are for sale and also for a great buy.

I decided that I would put the current numbers up this morning for all of my follows and also for new clients.

Here are the current stats for whats available in the greater valley of the sun.

There are:

15,361 single family homes active 4 sale as of 5 am 11/16/2011

8679 are 3 bedrooms or less

11,245 are single story

834 are new built homes in 2011

5028 are priced at 150k or less

1178 are priced at 1mil or more

9509 are pending home sales

2089 have close in the last 30 days

The Arizona market I think is getting better, I follow the lot sales too. The great deals are getting harder to find. Don't get me wrong, the market still has a long ways to go, but the bulk of the houses that are left and the ones that are still not on the market are what I call junk homes.

I hope this market search helps someone and if so, maybe I will start to post it up every couple of weeks, well I am off to the job site.

Outdoor Living In Arizona



This is the time of year that we all live for, Cooler Nights and Beautiful Sunsets.


Outdoor kitchens and gathering areas are a great way to entertain your friends and family.


For all you outdoor living needs give us a call. We build complete custom backyards, Ramada's and More.


Our family loves to cook, so here is a great recipe that I have came across, works great as a dipping sauce for deep fried shrimp.


Sweet and hot sauce:


1/4 cup soy sauce

1/4 cup sherry wine

1/4 cup red vinegar

1/2 cup sugar

1 can of pineapple with juice, I dice up the chunks

1 tablespoon of diced fresh ginger

Pinch of Cheyenne pepper or more if you want it hotter

2 Serrano chilies diced


Put all ingredients together and cook in a sauce pan for 20 minutes or so, at a low simmer.


Bring the sauce up to a boil and add 1 teaspoon of corn starch and 1/4 cup of water, this will thicken, simmer for 5 minutes, let cool and enjoy.

1940 Historic Home Renovation

1940 renovation that we are completing. This has been a great project. The photo's don't really show this job, but it was at times challenging. The home has turned out to be a great master piece with all the feeling of a warm cape cod home. The sofit you see was the old back of the house. What a great new kitchen all open with crown moldings and new maple cabinets. I wish the photos showed the true beauty of this home. The owners had such great vision, and the son really came through with all the great color coordinating. This project is one that I will always remember.

Sorry for not keeping up, on our stuff we are doing, we are putting together some new links for our latest videos and new construction photo's.





We are now standing Steel building and doing custom concrete work for steel buildings. Our big specialty is hillside and extreme terrain. We will update more soon. We have been doing some real cool jobs in the last couple of months, restoring 1941 built homes back to their original state and some other real cool stuff. Building Features and Bidding Process

Thinking of building a new home? You send out your plans and get 10 different quotes. How do you decide on a Builder?

Every builder has a different way of coming up with their numbers, but the only true way to get an accurate bid is to have a scope of goods. Meaning that someone has to look at a set of plans and decide what is going where and what quality you desire it to be. We are assuming that standard building practices still apply ( plum, flush and level ).

Just for an example, Kitchen appliances can raise or lower your overall cost per square foot by as much as 10.00. Lets take a home 3000 sq. ft. lets assume you tell your builders price the home out with just above average, not the best but better than normal.

Typical package, range/oven, microwave hood, dishwasher. Above average price 4200.00
Or
built-in double ovens, built in micro, hood, dishwasher. 7200.00
Or
I want sub-zero or viking look,14,200.00

The list can keep changing on and on. This is how easy sq. ft. numbers can be miss leading, using the numbers above the swing was 1.4 to 4.73.
